Treasury Looking To Assist Short Sale Process

While we’re not entirely sure if this is true (we’re still researching), some lovely news has popped up on AJCHomeFinder.com that states that the Treasure is trying to assist the short sale process.
We at Miller & Associates Realty know to well how short sales work. You take your buyer to look at a home, they fall in love with it. They make an offer, you wait; wait, and wait some more. Finally it gets approved but the property has now been sitting so long that mold has began to grow inside and prices have fallen since the initial offer that the home now wont appraise. This is exactly the cenario many of our agents have gone through.

CB Richard Ellis and The St. Joe Company Sign Agreement To Market Land In Bay County

On January 26th, The St. Joe Company announced that it had entered into an agreement with CB Richard Ellis (CBRE) to market 1,000+ acres around the new Northwest Florida Beaches International Airport. This is a huge announcement. Why? Well, CBRE is the world’s largest commercial brokerage firm. Their ability to reach industrial, retail and corporate buyers is unimaginable.
Robert McFarland, Senior Vice President of CB Richard Ellis said, “The Northwest Florida region offers tremendous opportunities and potential to the global marketplace and we are very excited to participate in the development of this region.” Well, Mr. McFarland, we are [excited] as well. Additionally, Britt Greene of the St. Joe company said, “This key agreement will help further establish Northwest Florida as a major business hub and facilitate the expansion of business and commerce in the West Bay Sector Plan.”
Many of our agents are excited about the partnership. Chad Miller, head of our commercial division, was ecstatic about the announcement as you can tell from his blob post. He states, “A real estate bomb went off today in Panama City when The St Joe Company signed deal with CB Richard Ellis. [...] This partnership will put Panama City in the spot light for commercial and industrial development.”

New Changes To The HUD-1 Settlement Statement

Our team took a class yesterday (thanks SETCO!), letting us know everything about what’s being changed on the HUD-1 Settlement Statement as of January 1st, 2010. The class was given to us by George Brannon Sr, one of the smartest men we know. Anyway, a lot of things have changed on the HUD-1 Settlement Statement and I’m hear to tell you about them.

What most of the changes revolve around is the Good Faith Estimate (GFE). The GFE was designed to inform Buyers what fees they can expect to see at closing. The new GFE is one of the great things to come of the many changes. Here’s the purpose of the GFE, straight from the form:
