Panama City Market Conditions Update For June 2009

graphHere is your market update for June, 2009! New listings skyrocketed to 877 units in June, but I’m sure this is due to the number of people who re-listed since 605 units expired and 305 where withdrawn. The median home price for active listings were down 29% from June of last year coming in at $192,000.

The number of listings that went under contract were up when compared to the same time last year and from the previous month (May). The number of solds where about the same from this time last year, however, the number of solds were up from last month.

With interest rates at its all time low, and home prices declined by 1/3 to 1/2 in the last 3 years, yes — it’s time to consider purchasing that property you’ve been wanting. 5 Ways To Help You Sell Your Property

While there are numerous ways to help your property appeal to buyers in today’s market, here are five simple tips to help sell your property.

  1. Cut your asking price – We’ve seen it many times, once the Seller drops the asking price to the “sweet spot,” multiple offers ensue.
  2. Update your landscaping – There’s a reason why there are so many “Landscape Your Home!” shows on television. Reason: buyers love landscaped properties — and just about anyone for that matter. Trimmed hedges, beautiful flower beds and a well manicured lawn are all pluses in the Buyer’s eyes.
  3. Talk to friends – Do you use Facebook? Great! So do we. But, it’s not about us — it’s about you. Posting your home for sale on your Facebook page opens your property up to multiple people. Remember, your friends might know someone looking to buy. Another option is by going to the Panama City MLS, click on “Search by MLS Number” and get the link to your MLS sheet. Email this to all your friends.
  4. Price your house strategically – Though you should always listen to the advice of your REALTOR®, you may may want to rethink that $309,000 asking price. Why? Because people typically search by the $100,000’s. So, if you’re property is $309,000, it will come up in the $300,000-$400,000 range. But, if you price it at $300,000 it will come up in both the $200,000-$300,000 and $300,000-$400,000 ranges.
  5. Be ready and offer inscentives – Be ready to move when the closing date is around the corner. Also, you may want to offer inscentives to Buyers such as closing cost assistance, a free home inspection, a free year of association fees, and many others.

Huge Fire Behind Home Depot in Panama City Beach

This doesn’t look good. We just got a call from one of our customers on his way to our office and he told us about a massive fire blanketing Panama City Beach Parkway with smoke. He said it was located behind the Home Depot / Publix shopping centers. A few moments later, our Broker sent us these pictures from her home on North Lagoon Dr. She said the smoke is already above her home.  I wonder what it could be?

Government Gives Banks Short Sale Incentives

Bay County International Airport: Air Traffic Control Tower (Picture)

It’s very encouraging to see all these construction pictures and to see exactly how far it’s come along. It’s almost as if it was a dream.
