Panama City Beach Named Top 5 Bargain Destinations By USA Today

It wasn’t to long ago that our area was named one of the Top 10 Destinations of 2010. It was very nice to know we’re a sought after area, but it’s this weeks news that makes a statement in today’s economy.
In a recent article from USA Today, five destinations around the world were chosen as great places to visit on a budget. Among the “bargain destinations” were Jamaica, Toronto, Hawaii and Gatlinburg. Who was the fifth? I’ll let you guess:
Though it hasn’t moved an inch, Panama City Beach is about to seem a whole lot closer to most travelers. This spring, the Florida panhandle beach city will welcome not just a brand-new airport but service from low-cost giant Southwest.
The Northwest Florida Beaches International Airport is gearing up to open in May, and Southwest has announced daily service between Panama City Beach and Baltimore/Washington, Houston, Nashville, and Orlando starting May 23. Airfares start at $49 each way from Orlando, and $69 each way from the other cities. Delta will connect Panama City with Atlanta and Memphis.
Already known as an affordable beach destination, the major boost in accessibility will put this bargain vacation city within reach of more people. When you’re comparing prices on accommodations, be sure to check vacation rentals in addition to traditional hotel and resort options. Look for free nights, spring specials, and other sales on lodging by entering your vacation date on the Panama City Beach tourism website.

The Truth About Recent Real Estate Sales Numbers

Over the past 90 days or so I have seen numerous news sources report that real estate sales are up. In fact, I saw one today reported by the Florida Association of Realtors. The article reported
“Feb. 11, 2010 – Sales of existing single-family homes in Florida rose 44 percent in fourth quarter 2009 compared to the same period a year earlier, according to the latest housing statistics from Florida Realtors®. A total of 43,926 existing homes sold statewide in 4Q 2009; during the same period the year before, a total of 30,610 existing homes sold. It marks the sixth consecutive quarter that Florida has seen higher existing year-to-year home sales, according to the state association.”
This information can be misinterpreted. It may be encouraging that existing home sales are up but the increase in sales come from foreclosures and short sales which are driving prices down.
After reading the Florida Association of Realtors article, I pulled the numbers from the Panama City MLS to see how many foreclosures and short sales sold in 2008 and 2009. We had 296 foreclosures and short sales in 2008 and 1119 foreclosures and short sales in 2009. This is discouraging news when it comes to prices because lenders list foreclosures at or below today’s market value and if the property is not under contract in the first 30 days the price is reduced on average 5 percent. This process is driving our average sales price down. In fact, the average sales price in Bay County dropped 14 percent from $220,829.33 in 2008 to $190,611 in 2009.
You may be asking yourself, why would a real estate agent report this. It’s simple, sellers need to know. Sellers need to know real numbers and have real information to make smart decisions. In today’s market you aren’t competing against Mr. and Mrs. Jones from down the street, you’re competing against large banks and desperate developers and distressed sellers. The only thing selling in today’s market is price. Don’t be misled.

Southwest Airlines will begin non-stop service from the brand new Panama City Beach airport on May 23, 2010. The flights will take you straight to Houston, Nashville, Orlando, and Baltimore. You will be able to connect through these four cities to over sixty more cities in the United States.
These flights will offer the residents of Northwest Florida the opportunity to experience many attractions such as the Grand Ole Opry, in Nashville, Tennessee with just a hour flight away! Residents can experience the thrill of Niagara Falls, in Buffalo, New York, with a quick connection in Baltimore to Buffalo. One of my favorites is the San Diego Zoo which can easily be seen with one connection from Panama City through Houston.
For all of you folks coming from all over the country to check out the beautiful beaches of Panama City, we also have many attractions waiting for you!

Treasury Looking To Assist Short Sale Process

While we’re not entirely sure if this is true (we’re still researching), some lovely news has popped up on AJCHomeFinder.com that states that the Treasure is trying to assist the short sale process.
We at Miller & Associates Realty know to well how short sales work. You take your buyer to look at a home, they fall in love with it. They make an offer, you wait; wait, and wait some more. Finally it gets approved but the property has now been sitting so long that mold has began to grow inside and prices have fallen since the initial offer that the home now wont appraise. This is exactly the cenario many of our agents have gone through.
